• EVICTIONS (FORCIBLE DETAINER)


  • All eviction cases filed by an attorney are now required to be efiled.
  • These cases involve disputes between a landlord and tenant(s) due to failure to pay rent or other issues.  When filing a forcible detainer action, the landlord is claiming that the tenant refuses to comply with the lease agreement.
  • These cases are time sensitive. Your case must be filed by 2:00 pm on Thursday to be scheduled for the 1:30 pm Eviction Docket heard on the following Thursday. This schedule is subject to change due to Holidays.
  • When seeking guidance or instruction we suggest you contact an attorney.
  • Please note that if you fail to provide proper documentation, fees or notarization your case will not be filed and will be returned to you. We recommend you come in person when filing.
    • Filing Fees (unless accompanied by a Motion for Leave to Proceed In Forma Pauperis):
      $75.50 + $60.00 service fee (per defendant/occupant).
    • Service fees are collected in our office ONLY when a separate check made payable to Kenton County Sheriff is received. If paying by cash, the cash must be paid directly to the Sheriff’s office- 1840 Simon Kenton Way Covington, Ky.

    • To ensure proper service, please be accurate with correct spelling and address of defendant(s).
    • Eviction cases are heard on Thursdays at 1:30 pm.  You will be provided a court date when filing.

    Warrant for Possession
    Form used post-judgment (when tenant won’t leave):

    • When filing a warrant for possession,  $60.00 service fee (per defendant) is required. These service fees are collected in our office ONLY when a separate check made payable to Kenton County Sheriff is received. If paying by cash, the cash must be paid directly to the Sheriff’s office- 1840 Simon Kenton Way Covington,, Ky.
